Appraisers have certain duties of privacy to their clients, and as a homeowner, if you desire to obtain a copy of an appraisal report, you generally have to request it from your lender. Other obligations also include, numerical accuracy depending on the assignment's nature, acquiring and maintaining an adequate level of competency and education, and the appraiser must conduct him or herself as a professional. An appraiser's fiduciary responsibility is limited to those parties who the appraiser knows, based on the scope of work or other things in the framework of the order. There are also ethical rules that have nothing to do with clients and others.
